Dawson Trail consists of two separate developments proposed for the city's southeast corner:

• North of Dawson Road
  A 47-hectare (117 acre) subdivision bounded by Fermor Boulevard, Plessis Road and Dawson Road, it will lie to the northeast of Southland Park. The northern part of Dawson Trail will include commercial development, mixed commercial-residential development, multi-family development, and park space. • South of Dawson Road
  A 67-hectare (165 acre) subdivision bounded by Lagimodière Boulevard, Abinojii Mikanah (formerly Bishop Grandin Blvd), Plessis Road and Dawson Road, it will join the developments of Southland Park and Sage Creek. The southern part of Dawson Trail will be primarily residential in nature, with a mix of lower and moderate density neighbourhoods, along with park space. The division has proposed construction of a new school in this neighbourhood (see ). Funding of new school construction is the purview of the provincial government. The Board of Trustees will designate catchment schools when development plans advance.
